This is a good time to bring any interior designer, contractor or your handy tape measure to make sure appliances and furniture can fit the nooks and cranny.

This company is the most available and we use them in most home experiences. All of their home inspectors are certified.
What To Expect?
Time:
The inspection should take close to 2 hours to 2.5 hours on average. The larger the home the longer the duration. You do not have to be there right in the beginning. However, it is advised so you can feel comfortable with the findings that are summarized at the end or in the written report. During this time you are typically free to ask the inspectors any questions.
Levels of Expected Deficiencies :
A good inspector will find a few things. Each item will have different levels which we explain below. Some are things that were up to code at the time however not so much presently. They do not have to be changed however if you are changing something associated with that item it should be upgraded to the current codes.
1. DIY= Do It Yourself- These are small things that you will eventually have to learn how to do down the road. They can range from touch up paint, changing a light bulb to even changing an electric receptacle outlet.
2. HandyMan- This level requires a little more experience. Installing a ground fault circuit Interrupter outlet, grounding outlets, changing faucets etc.
3. Licensed contractor- This is where major work needs to be done either with permits or with certain liability down the road. Changing out a water heater, replacing plumbing, roof repairs etc.
4. Health and Safety Concerns- These are immediate attention items that are risk health or safety of the current occupant and should be resolved immediately. If you decided to cancel the transaction the next buyer will have this issue or the current seller was unaware of it and is affecting them.
These levels are subjective to each and every buyer and seller. At the time of findings, we can ask for repairs or for credits. If we do ask for repairs you run the risk that the repairs are completed but however not to your standards. And for the credits, it can be credited towards closing cost. This is highly recommended as there will not be any delay in the sales process for repair work to complete. We also may again not be satisfied with the workmanship that has been completed.
Rest assured that there will be no perfect inspection and please beware the home maybe in good standing the day of the inspection and even at close of escrow. The weeks and months following the home will have some “stress” so some issues may arise. Some maybe covered by a home warranty that was placed at the time you will take ownership for 12 months.
